Position Summary:  This position leads a dedicated and hardworking Engineering and Maintenance team that performs building maintenance and repairs building facilities, including HVAC systems, electrical, and related equipment. This position is very hands-on and requires a willingness to work as part of a cohesive team and get your hands dirty. As the leader of the department, you will be expected to keep abreast of the latest industry trends and techniques, along with safety best practices and OSHA standards.

Position Description (Italics reflect performance appraisal criteria) :

· Responsible for the entire Engineering and Maintenance department

· Ensures all safety and structural standards are met

· Is instrumental and engaged in planning projects and prioritizing and implementing repair of breakdowns

· Is personally involved in the daily workload of the department

· Implements the Preventative Maintenance Program and develops a work schedule that addresses the needs of the business

· Develops, implements, and maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner

· Oversees the operation, maintenance, and trouble-shooting of centrifugal chillers

· Oversees the maintenance and repair schedules and completions of electrical systems, transformers, switch gear, motor control centers, fuse elements, breakers, and electrical panels

· Purchases materials, supplies, and equipment needed to ensure the department runs efficiently

· Develops a flexible work schedule to accommodate daily markets, special events, and any emergencies including weekends, overtime, and occasional second shifts as needed

· Complies with all safety measures and acts as a leader to ensure the safety of all employees and occupants on property

· Effectively presents information and responds to questions from employees as well as customers and vendors

· Works with outside contractors on maintenance, upgrades, and repairs as needed

· Ensures all safety systems, including the fire safety system, are maintained to the highest standards

· Effectively supervises the department to ensure deadlines are met and supervised associates are adhering to established procedures

· Maintains sound operational and repair knowledge of all electrical controls relating to HVAC equipment

· Maintains accurate records of equipment condition and effectively evaluates future equipment

· Communicates with all customers and employees in a professional and courteous manner

· Has ability to work nights and weekends as needed, with varied hours and days.

· Other related duties as assigned

Positions Supervised:

· Entire Engineering and  Facilities Maintenance Department

 

Required Education:

· High School Diploma or equivalent

· Bachelor’s degree or equivalent work experience

· Licensed as a Journeyman Electrician - a plus

· HVAC service training - a plus

· Level 3 HVAC certification or HVAC license - a plus

 

Required Experience:

· 7-10 years of Mechanical Services experience

· 7-10 years of Property Management Experience

· Experience with in-building automation and controls

· Experience with managing a team and solving complex personal issues

· Valid Texas Driver’s License

· Must pass a mandatory background check

 

Physical Requirements:

· Ability to lift up to 50 lbs

· Reach, climb, kneel, bend, pull, push, walk and stand for extended periods of time

· Stand, walk, or climb ladder/stairs as needed

· Work outside in weather elements as needed

· Must be able to work in hazardous conditions with an attention to maintaining safety standards

· Ability to work on a scissor lift or boom lift at heights up to 75 feet

· Ability to push, pull, and lift 50 lbs

· Ability to stand, squat, and sit for extended periods of time in all types of weather and climate conditions

· Ability to wear and work in various types of Personal Protection Devices and Equipment
